Declaring DRO to letting agents...

I have to move house by the 9th November and yesterday we found a property we really like.
Today I had to fill in various forms online and got to a box entitled CCJs and Bankruptcy. I couldn't decide for a while whether I had to declare my DRO (as it's not technically either of the above) but in the end decided I should, as they're bound to credit check me and it will come up anyway. I rang head office and they confirmed they will do a credit check and they said I might need a guarantor if my score is very low.

I wrote explanation in the CCJ/bankruptcy box about having a DRO and explained that I've never missed a rent payment and live to a strict budget ensuring I no longer have any money problems. I also said my mum would be happy to act as guarantor, if needed.

Basically, I'm really stressed that we will be turned down because of this and I'm hoping somebody has a story that might give me hope? If I get turned down by the agency, I can't imagine who else would be willing to rent to me and I'm pretty scared...:(

  • I have heard of a guarantor situation before in renting. That will probably have to be the way to go, at least their willing to consider it it's a good sign and I'm sure good refs and previous history should count for something here's hoping

    Could you try find a private landlord - I am currently in this situation and my LL is ok with and knows about the DRO as I checked if it would effect ongoing tenancy, as long as I continue to pay the rent as usual priority he really isn't concerned/serving notice

    I'm here to offer you some hope!! I've just been in exactly the same position. I moved house in August and I had just come out of a DRO. I told all the prospective letting agents of my past history and all of them appreciated my honesty. Anyway, the letting agent came back to me and said they did want a guarantor which my Dad was happy to do for me. (there are certain criteria that guarantors must meet generally they are that they are either in full time employment and or own property in the UK) They will be happy with this because the guarantor is basically agreeing to pay the rent if you do not.

    Please don't get stressed everything will be fine!

    Thought I would throw in my opinion
    Myself and my partner went through an IVA,completed it with a F & F Feb this year
    During the IVA lived in 2 rented property's with a guarantor and now living in our 3rd which,didn't need a guarantor,god knows why.We explained our situation straight off and was told that it was quite common now days and it was no big deal
    So my advice to you,is,if you have a guarantor lined up then you will have no problem renting a place
