Pick your battles. You are right to be concerned about the dog hair and poop, both are inexcusable. Don't sweep the floors all that does is lift dander into the air settling it elsewhere, you want to be wet washing, using a mop made of 'charged' fabric or vacuuming with a HEPA filter to remove the allergens. She might consider buying a Furminator brush to do the dog, this will significantly reduce the amount of shedding.
Energy saving sure, but choose items that are actually going to make a difference - it is heating, hot water (especially power showers) and tumble dryers that are burning units not most lighting or televisions. If you are not using the heating or tumble dryer then look to the length of your showers and the temperature you are doing laundry at.
You can also substantially change the level to which you react to the dander by changing either their diet or your diet or both! You should look to be eating anti-inflammatory low glycaemic index, the dog eating a more natural diet with fewer additives, more animal protein, fewer cereals/ grains.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
My tenant owes me rent. (about 3 months worth). She makes promises to pay but doesn't. This has been going on a good 9 months and I think I've been very fair.
I have sent her a letter stating that I am seeking possession - but she has refused to collect it from the Post Office.
She now tells me that Housing Benefit wont pay her full rent, and wont pay it direct to me? - Is this likely to be true or another excuse?
I am lucky to be in the situation I am I understand that at the moment. But I am beginning to think she is taking me for a mug.

Sounds like a professional tenant, are you a member of a landlord's association/ have you run an advanced search on MSE? Send another section 21 or section 8, two copies from different Post Offices retaining the proof of posting for both. A court should accept that at least one has arrived, ie. you have properly served the notice to quit.
Housing benefit may not be paying her full rent, either they think she is in a property that is larger than she needs or they think she has enough other income to pay some of the rent herself. Yes if she is holding over- original tenancy expired then serve the section 21.
Otherwise it's Ground 8.
But as suggested post 2 even 3 copies at the Post office, even different ones and get the receipts*. It's hard to argue " I never got it" 3 times.
Failing that you and A N Other serve it in person by hand.
* I sent a Special Delivery packet and it did not arrive. The Post Office had tossed it to the sack, missed, and it fell down the back of the sacks!Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

So I felt this was fair. When my friend moved in we never discussed rent and she assumed it was still 400 even though that was a year earlier. Although its a room rental with her been my friend she gets full use of the house has a garden for her dog, and has her bf over a couple times a week.
I have just received a new electricity and gas bill and my gas and electric is increasing again by 40pounds and my water a further 10 compared to when I used to have a 2nd person. Were all aware of how much cost of living is increasing. I would like to increase the rent to 420, 5 pounds extra per week. And im also going to discuss saving electricity/gas etc like putting tvs off standby as I have a 50inch downstairs and she has a 50inch in her room.
Advice would be great on whether im been a fair landlady , im not very good at this stuff

Getting her out and getting your money are two different things. I suspect the court will give her something like 14 days to clear off or you can then apply for court-appointed bailiffs to shift her out. Once she's out you need to know either where she's gone so you can issue court proceedings or know where she works, so you can serve the papers there. Even then, should you achieve a judgement against her, she needs to have the money to pay you with. You might have to go down the Attachment of Earnings route and that's not cheap. However, having a CCJ will put a very seriously crimp in her future plans. Like not being able to find a landlord to take her on, for instance. For that reason alone I'd recommend you take the bint to court.0

What happens next? Depends on the outcomeof the hearing!
eg:
* whether you win
* if you do, how long the judge gives the tenant
* whether the tenant leaves after that
* how long it takes you to instruct bailiffs
* how long the bailiffs' backlog is
* whether the judge makes an award for arrears and/or costs
* how much the award is
* whether the tenant puts in a plea based on lack of funds
* how long the judge gives the tenant to pay, or on what (weekly/monthly) terms
* wheher the tenant keeps to these terms and pays
* if not, whether.... ahhh! bored now!0
