Financial qualification takes around 30 seconds and was done over the phone when I was an agency-based adviser.
It used to pee me off no end when the office staff used to drag people in to see me when they were already happy with their mortgage arrangements. It just put their backs up and made them less likely to want to use us.
Complete waste of time.

Hi All
Called yesterday morning to advise that we were happy with our mortgage in principle and were not interested in meeting with their financial advisor.
I was expecting a bit of a fight but she just said ok and asked for a copy of my DIP, which i'm afraid to say a buckled and sent to them this morning as they were so adament that the vendors would not give a decision until they knew we were financially able to proceed!!
Anyway 20 minutes later (surprise surprise) they called to say that the vendors were looking for something a little closer to the asking price and did we want to increase our offer, I said I would discuss with OH and get back to them.
We won't be increasing our offer......blooming estate agents :eek::rotfl:0 -

All you should have said was that the DIP is done, passed, and will be available to you as soon as a price is agreed.

What you can pay and what you are prepared to pay are two different things. If you could borrow £1million, would the agent expect you to pay that for the £150k house you've offered on?

I know, i know.....I was all prepared for what I was going to say before I got on the phone but then caved in!! I am a bit of a self doubter and the minute I am in uncharterd territory I tend to roll over and submit :mad:
At least now I know what I am up against and with the sound advice from you guys can take the assertive stance from the offset with the next EA I have the pleasure of dealing with.0 -

oops, bit of a schoolboy error there... they can't have any genuine justification for seeing the AIP as it is implicit that they are accepting your offer subject to the correct finances in place!!0
