new build houses - a good investment???

    we bought our house 3 years ago for £140K. since then we have done a loft conversion, new kitchen, new bathroom, extension, landscaped garden and are just finishing redecorating the bedrooms and lounge. it has now been valued at £230K and we have approx £105K equity in the house.

    If YoY HPI were 5% that's (230K-162K) ~ 68K
    If YoY HPI were 10% that's (230K-186K) ~ 44K

    How much did your improvements cost?

    there is a housing development in melton mowbray(about 20 miles fro me where they guarantee a 6% return for two years if you buy it and let them rent it out) is there not similar near you???

    Some friends of ours did it and are now living in Spain in a £250,000 house with no mortgage. They did start with a London flat and moved to West Yorkshire,(4 bedroomed detached) then South Yorkshire (5/6 bedroomed detached) buying new builds before moving abroad. I agree with massive though, the market in our home town is not as good as it was 2 years ago when they sold their last house.
