  • for starters when you get your yearly landlords check on the gas the landlords name address & phone no need to be written on the cert one copy is left with the tenant & one copy comes to you, how is that going to happen if the tenant doesn't know your address

  • Arrange to meet him on last day.

    Inspect the property and take meter readings and give tenant copy of meter readings. Ring the utility companies giving the meter readings as you are responsible until next tenant moves in.

    I thought you needed to put your address on the tenancy agreement - all the agreements I've had, both as landlord and as tenant, have had this information.

    If they wreck your house then you'll notice on the final inspection. However, they won't be able to settle the final utility bills until well after the final inspection, as meter readings will only be provided at this time. If they haven't paid enough, the utility companies will pursue whoever was named on the bill for the debt.

    If I were the tenant I would expect the deposit to be returned immediately following the final inspection; I would certainly not be prepared to wait for the utility firms to issue their final bills and confirm that everything is paid up to the landlord. And if you are breaking the law by not putting the deposit in a scheme, you would be well advised to stay on the right side of your tenants.

    Why would a tenant bother to come down and visit you in person unless you were deliberately ignoring their calls/texts/emails about the heating not working? If the heating breaks it's your responsibility as landlord to get it fixed promptly. If you don't want the hassle, get a lettings agency to manage it for you.

    An address for the landlord is required by law. Section 48 of Land T Act makes it even fun - the tenant need not pay rent if address is not supplied..

  • It took npower nearly 4 months and about 5 phone calls to get a final bill to me.

    If you start doing stupid stuff like that then probably best they don't have your address.

    You are aware that if you hold back even the slightest amount of deposit and the tenant has an issue with this if he persues in yer in big trouble yeah?

    And no to my knowledge you can't withold his deposit in case hes not 100% upto date with a bill that has nothing to do with you. Just ensure that you both get a copy of the meter readings on the day of moving out and that the reading are supplied to the comapnies needed.
