rent question

Hi next month my tenant is leaving ive got his deposit, in my rights can I hold his deposit until im satisfied all the bills have been paid. the last thing i want to do is give him the deposit back and then ive gt council tax bills, gas/elec, tv bills, water bills that i have to pay. any advice thanks

    You really need to read up on the deposit schemes - you could be in for a nasty shock if the tenant pursues this.

    If the bills are in the tenant's name then this is no concern of yours and the deposit should be returned.

  • yes agree you can't keep a deposit just on the off chance, but what you do need to do is go in as soon as they have left & take meter readings & then inform the companies involved of these readings & the fact that you are now taking over the bills.

    Do you realise if you have not got his deposit in a scheme, he can sue you for 3 times the amount.

    the point is if bills are paid then they get a deposit back if they have outstanding bills and wrecked my house then the deposit is gone seems fair
