10 sq mtrs room, is it large enough to fit essentials?

  • Use the height in the room so floor to ceiling wardrobe and storage. ikea have great ideas and solutions for this sort of thing so browse their website or visit to get ideas

    If double bed is only occassionally used as double consider a small double (4ft wide) and also get a divan type bed so no extra overhang on sides or end as all space counts!

    As far as London flats are concerned I would say the space is not unusual at all and plenty smaller than that

    Draw a floorplan or Google and use an online one. Get multi functional/ space saving furniture.

    You don't need a bedside table: if you have a desk you can site that next to the bed, or get a solid laundry bin with a hard top and use that, or fit a tiny floating shelf to the wall or side of the wardrobe if that is near the bed.

    So the room is 12.25ft x 8.94ft.

    Should be doable although a tight squeeze. 4ft 6in double bed in the middle of the short wall of the room with a small chest of drawers either side. Desk on the other short wall with the wardrobe next to it.

    Thanks sounds good but there is a door on one side of the long wall right at the end of it. So if i put a warderobe and desk next to it it seems like it will be clashing with the door:eek:

    thanks a lot for your replies, i sure need to browse Ikea website for some smart solutions:)

    My main concern is regarding the value of the flat given the small bedroom size and potential to re-sell it in the future. I'm buying on my own and possibly will be selling it off in a few years. I mean if there is a couple purchasing the flat tyhey may consider it too small. Any view on that? Can the small bedroom reduce the number of potential buyers? Is 10 sq mtrs bedroom considered small?

    Sorry for the question which you may find stupid, im a FTB, also living in the UK only for a few years, so im not familiar with the property market here.

    Any property will sell if the price is right and it is presented well. Research land registry sold prices for the block, street and area and ensure you do not overpay. Why are you buying in the middle of a recession if you don't intend to stay in the country? If you take into consideration ALL the costs (buying and selling, mortgage, insurances, service charges, ground rent, major works) you may well find it is cheaper and less stress to rent. Being an overseas landlord is often a nightmare for both tenant and landlord.

    I'm planning to settle in the country, so i meant in a few years im hoping to move up the property ladder and also if have a family by that time i will certainely move to a bigger/better place and need to sell this shoe box im currently in the process of buying.

    I know that the property prices are falling, but i think the situation within Greater London is different, i think the property prices may fall little but not much here and once there will be signs out of recession they suddenly rise again. Given the rising rents in London i prefer to buy now rather that later, espeacilly that i have a job now and can get a mortgage. Im purchasing in relatively cheap but promising area, so im not taking the huge mortgage, so hoping to pay off fast.

    if i do simple calculations 1 bd rents in london in half-decent areas is 800 quids*12 months its alreday 9600 K pure loss per year ( however if i purchase this 9000K can nicely cover my stamp duty, legal costs, valutaion fee, basic redecoration, etc), even if i opt for flatshare and rent a room it will be 500 quids min*12 is 6000 K loss. so...

    You don't need to find only similar properties, look at land registry sold prices of larger and smaller ones, prices for rougher blocks/ streets and nicer blocks/ streets locally. You can also look at for sale prices, not so much the general average because a lot is overpriced at present. More what is not selling and having to reduce after a few months ... Property Bee helps with this.
