First and last months rent required??

Hi everyone,
I have rented many properties over the years but the one I am considering next (private landlord), they are asking for deposit-which obviously will be protected, one months rent in advance and last months rent in advance as well.
I have only ever paid a months rent and deposit in advance before and just wondered how this would work? Does the last months rent need to be treated as part of the deposit and protected?
It just seems odd to me and would like some opinions please.

Are you going to be expected to pay the last months rent again or have a 'free' month? If let off IMO it is simply a two months in advance situation, if you are going to have to pay it again the extra rent forms part of the deposit and should be protected.

Hi thanks for the reply, I believe we get "let off" the last months rent, will make sure its put in writing though!

If they ask you to pay some rent in advance then when you leave you adjust you last rent payment(s) accordingly to ensure balance is 0 at the end.
It does not matter what they expect you to do or what is in writing apart from checking that payment being described as rent in advance.
If rent in advance is not allocated to a specific rent period, it is likely a deposit. As long as you do as suggested above it does not matter to you.
If they fail to protect it in a scheme and they serve you a s.21 notice at once point then the situation could be useful to you as notice would be invalid, etc.0
