HIPS - who needs to get one?

I'm sure this has been covered but can someone enlighten me ? I have a property under offer - plans to complete sale in May - but if it goes past the June 1st deadline do we have to get a HIP done?
Is the cut off accepting an offer by June 1st ? exchanging or completing by June 1st???

  • We are in the same position but i think the rule is that a property cant be put up for sale without the HIPS so anything under offer should be ok

    Hi
    I spoke to my agent about this. If you are already on the market then you have 6 months to sell before a pack is needed. However, if you go new onto the market then you will need one. Hope this helps.

    I'm thinking of trying to move later in the year once we have found the area we want to move to.

    So as an insurance policy against having to stump up for a HIP going to advertise for FREE on

    at an inflated price since we don't want to sell yet.
    Thus when we are ready to sell can go to an estate agent and get it marketed properly without have to get a HIP.
  • If you are on the market before June 1st you won't need a HIP. You then have until December 31st to sell before you need one. If you go on the market after June 1st you will need a HIP

    What is a HIP? :confused:
    The reason people don't move right down inside the carriage is that there's nothing to hold onto when you're in the middle.

    If everyone did that you'd get a genuine boom and bust. A price spike in May and then a fall in prices as everyone tries to beat the December deadline.

    Feels like it could be MIRAS/1989 all over again.

    Yes I wondered about that too. Property I was interested in (but not in a position to buy was on for 375k ish, went off the market (2 agents - flat market ) last year and has come back on at 550k - presume they are either v hopeful or just marketing and not intending to sell for few months.

    sounds like the bargains might be around in the autumn as the deadline approaches..
