Help- Can't get a copy of coloured Lease Plan

Hi-

I really really need some help and advice. I am selling my flat that I purchased 5 years ago and have a copy of my lease, but the fourth schedule is missing from it.
This was the copy I was sent and this is the copy that my mortgage company have. We have no idea why this section is missing.
I have however- obtained a 'Counter- Copy' of my lease that includes this missing section, but because the counter copy isn't labelled with my flat address the solicitor won't accept it. Land Registry do not have one and my Freeholders won't respond.

I also only have a black and white copy of the lease plan- and my buyer's solicitor always won't accept this. I have contacted my previous solicitor who dealt with the sale and they said they only ever had a black and white copy and I completed with this- would this be true?

Please help- can I complete without these?

  • Leases are increasingly being lost and if there aren't good complete copies in existence there are problems.

    You really need to track down the original.

    This may be with a previous solicitor when the property was sold or remortgaged and the lender didn't want the lease sent to it and the solicitor forgot to send it back to the owner, or the owner got it and later accidently threw it away!

    Is there such a thing as an 'unsaleable propert'- I know feel really scared!

    My freeholders have a registered address and nothing else- is it worth visiting this address?

    The Solicitors I used before do not have a copy of the lease. I have found a 'counter copy' of the lease with the missing sections. the missing sections would be the same in all the leases- should my buyer's solicitor accept this?

    Sorry, I was not meaning to alarm you. This is the wording that I would use with your buying solicitors - they can't just wash their hands of the matter. And yes, it is worthwhile contacting the freeholders to try to expedite this.

    I realise this is quite an old post now but how did you overcome this problem please? We are experiencing a similar situation at the minute and it's like hitting our heads against a brick wall ��
