restrictions on a 1 year bellway home

I am in the process of buying a 1 year bellway mid tress house. On the TP1 (deed) i do see Transferee's Covenants which have about 25 restrictions.
is this normal? is this a dis advantage buying a 1 year home?

it depends what they are but it is pretty standard for builders to impose restrictions on extensions without their consent, keeping the open plan nature of the development (if it is open plan) and not doing things that would be regarded as anti-social.
Typically they also restrict adverts and signs, caravans and boats and the parking of commercial vehicles. 25 is a lot but unless they are really going to restrict your use of the property, why does it matter?RICHARD WEBSTER
