    as a novice to this renovation type thing,just thought I'd add my thoughts....

    We've just recently had quite a bit of work done on a house,nothing too major,blocking of a few doorways,creation of a few partition walls,lots of plastering and a new kitchen and bathroom...

    presumably if there is any additional heating required then you would also need to consider this when building so as to incorporate the pipework etc...

    Get quotes on the electrical sockets you need and again if you think anyhing needs updating now is the time to do it rather than wait until the work is complete.

    As a very rough guide to how much plastering will cost add up every surface that needs plastering...so for example a typical room has 4 walls and a ceiling...each surface will average out at about £100,some will be bigger than others but thats a rough guide at what it cost in monetry terms for our plastering....although bear in mind your ceilings may need to be boarded as skimming over artex is not always the best thing to do,it all depends on the design you have!

    the one thing that struck me about your original post is the budget....£5000....in order to do our kitchen and utility room and create a downstairs toilet ....full finished it came in at £9000....you might get the shell done for £5000 but you will also need to consider fitting the new kitchen out, unless youre putting the old one back in ....and decoration,even basic is going to take you above your estimate

    thanks for your thoughts. £5000 is not the budget, its just me guestimating how much it will be from other things I have read. It may be completely out but it doenst include the kitchen or utility, just the shell. Thats quite encouraging you did all of that for £9000!

    looking at your floorplans,looks straight forward to me, removing walls yourself wil save £500ish , supply and fit bi-folds £1500ish leaves 3.5k to fit rsj's build a few walls,elecs and plumbing,few days for plastering, 5k not far out.
