Does anyone know the Chadwell Heath Area well

Hi
I was wondering if anyone knows the chadwell heath area well. We have found a property (offer has been accpeted etc) and have been around the area various times throughout the day and it always seems quiet (it seems to have a lot of famillies living in the area).
Also the other thing that concerns us is tht the flat that we have offered on was bought for 193000 2 year ago (it was a new build via higgins homes). It came on the market at 187500 and we managed to get it for 183000. I was wondering if anyone had any views on this it this because new builds tend to depreciiate in price when they are first built?
Any comments would be most welcome.

I lived in Chadwell Heath for several years and my OH grew up there although we moved away in 2001.
It is a fairly quiet area during the day although the pubs in the High Road can make it a bit *ahem* lively at night. There is not much in the way of shopping locally but there is a big Tesco within 5 minutes drive (at Goodmayes) and the local Sainbury's is small but adequate. It is also really easy to get to Romford or Ilford.
The main advantage is the short train journey into London, about 20 minutes. The area is mainly 1930's terraces/semi's which are popular with families/couples, but there has been a lot of flat's built built over the last few years which appeal to a different market. You don't say how many bedroom the flat has, I presume 2. A 3 bed terrace in reasonable condition is in the region of £220+.
What road is the flat in? Is it near Grove Road/Chadwell Heath Lane or closer to Whalebone Lane? Some parts of Chadwell Heath are Redbridge Council and some are Barking and Dagenham, so council tax and services may vary from one part to another.

it is quite a nice area i always found very central to everything yet not too near the main town as to be noisy as such. great shopping facilities nearby and lovely restuarants too. alos a couple of good schools if you have children.now proud mum to 3 handsome boys :j latest one born 10/10/11:j0

Great thanks for your comments its put my mind at rest now.
THe flat we are buying is not in the Grove Road area as we viewed a lot of flats around there and we did notl like them. The flat we are buying is in Featherstone Court just off the high road on Gordan Road (next to the petrol station) as you go out towards West Ham Training Groud...Does this make sense? Its a 2 bed flat and we have been around there at night and it is quite which we like (compared to where we are renting in stratford).
I know about Sainsburys and Tescos which is really convient for us both...I also know that the 86 bus runs regularly. I just wondered if you knew of any buses that run to any of thet tube stations at all?

I don't know what buses run to the tube, which I think would be Newbury Park. You may want to consider going by train Chadwell Heath to Stratford and then getting the tube as this would be miles quicker, although probably more costly.
All in all, I think it's a decent area for a first or second buy, so good luck with it.0 -
I use that line into Liverpool Street, but get off at Stratford to get the Jubilee. In general I think its a very convenient line, with trains averaging about every 7 minutes in the morning. Odd hiccup now and again, but in general very good.0

Trains from Chadwell Heath to Liv St every 3/4 mins before 8:30. Guess a 10 min walk from your road to Chadwell Heath St.
This link seems to say no buses to Newbury Park, but looks like there is one that goes along whalebone lane to Dagenham on the District Line...not sure if this is any good for you.
As Lizzie says, your property is in Barking and Dagenham and from experience of looking, these seem to be up to 10-15% cheaper than Redbridge properties.0 -
