Is landlord trying to tie me in?

    Just ignore the letting agent, you don't have to sign anything your current AST is your contract. You will be on a 30 day rolling contract under the legislation anyway. Are they putting this in writing or trying to con you verbally?

    Just ignore.

    Sign nothing and your AST becomes Periodic.

    However, just to cover all bases, do check the wording of your original tenancy agreement to see if there is a clause covering rent increases.

    If there IS, and it says rent will be increased annually (ei after 12 months!) then the notice you received of this rent increase may be valid (provided it complies with the relevant clause.)

    Yeap, the agent is trying to dupe you in signing a Contractual Periodic Tenancy, which for all intents and purposes works (for you and the landlord) exactly like a Statutory Periodic one.

    Guess who is the only one that benefits from a CPT instead of a SPT....:cool::D

    And that, ladies and gentlemen is the very definition of parasitic scum. Asking for an easy £175, for something that offers no value whatsoever to their main client (the LL) or you.

    I'd be sorely tempted to copy and paste the most outrageous lies/ misleading statements into another e-mail and forward to both the landlord and letting agency manager, asking for them to retrain their staff in basic AST legislation! :rotfl: £175 for something you would already have is just theft.
