insurance for rented house with previous subsidence

hello i own a freehold house that had a subsidence problem on a part of the house (the garage which was later converted into a kitchen) this happened around 15 years ago and i guess it has been underpinned. when i purchased the house i was told all of this and had a structural survey and there was no signs of returning subsidence, however this was 6 years ago and i can not find it! yes im stupid. i have not had insurance for the 6 years i have lived here also. but now i will be leaving this house
and i will need to rent out this house asap.
i need to insure it also so was wondering what can i do? i am not worried about subsidence occuring again so can i just get insurance for fire/water damage? or do i have to get full cover? and where should i go?

please help! many thanks

  • anyone? please help!
  • i also really cant spend any money getting a survey done at the moment so just wondered if it would be possible to get insurance without subsidance cover?
  • Can you contact the surveyor or your solicitor and see if they still have a copy?

Normally you would take over the policy the previous owner has when they claimed.

You could try one of the companies that specialise in properties with subsidence, however they are expensive and often require you to pay for a survey at circa £150 so they can evaluate the premium.

Not having cover for the last six years will possibly increase the premium they charge.

You could try Legal and General as well but they will normally want to see the paper work.
  • thank you will have a look at that. also yes good suggestion i will ask my solicitor if he has a copy although it was quite a while ago. so basically i cant just get normal insurance without subsidence?
