Buying my first house

I've had a read through the stickied posts but can't find a specific answer to this so I hope its ok to post.

I've had an offer accepted on a property that I like, I have a mortgage agreement in principle from a couple of weeks ago.

The estate agent has asked for my solicitors details on Monday, which is ok, I know who I'd like to use....

But I'm confused as to what happens next?

Do I apply for the mortgage on Monday too or wait for my solicitor to tell me what to do next?

I know I will need a survey, do I arrange that or will the mortgage company want me to use a specific surveyor?

  • Instruct your solicitor AND apply for your mortgage. The lender will carry out a valuation and you can usually pay extra to get a homebuyer survey or full survey done by this surveyor. Or you can choose your own (but the lender will still do their own valuation).

  • I remember this confusion all too well when buying my first house a couple of years ago. Sometimes you feel like just screaming 'just somebody tell me the order that things need to happen in'. It can be a real minefield! I don't think I ever found an answer and just muddled my way through the whole process. Hope you are successful. Your solicitor, if a good one, should be able to hopefully guide you through!

    On Monday:

    1) contact solicitor and get him started
    2) contact lender and apply
    3) go to library and How to Buy Your First Home or Buy, Sell and Move House (Which? Essential Guides) or similar
  • In the meantime gather together the last 3 months bank statements and proof of ID (passport, utility bill etc). Your lender will want these. You may have to pay a mortgage application fee to the lender. You will have to give the solicitor some monies on account to start paying for the searches.

    When you contact the solicitor, double check that they are on the panel of solicitors for the lender you propose to use.

    Thanks for all the replies so far.

    Sorry Yorkie what does this mean? I was just going to use a local independant branch of Solicitors.

    Some lenders only use specific solicitors. If your lender is one of those then you need to ensure you use a solicitor they are happy to use. Other lenders do not have this criteria so you can use anyone.
  • Find the solicitors and startt your mortgage application asap, depending on the lender this can take long.

    Im FTB too, my offer was accepted, sorting my solicitors and mortgage now (application just submitted).

    have sleepless nights since the process started!
