One or two bed for BTL?

Was talking to a friend last night who was venturing into the field of BTL for the first time.
He was considering a one bed flat - but my advice was to go for a two bed, as they are easier to rent or sell on.
Would be interested to hear your views on the logic of a one or two bed flat. I would have always thought rental yields would be much higher on a 2 bed?

Two bedroom means you can let to a single parent, sharers or professional couples so the potential market is increased.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
