Help!! Restrictive Covenants

This is the restrictive covenant on our property:

Not at any time carry on or permit to be carried on in or upon the dwellinghouse or upon any part of the land any noisy noisome or offensive trade or business whatsoever or use or permit the premises to be used for immoral purposes.

Does this mean I cannot run a business/trade from my home, or does it mean I can run a business/trade from my home as long as it isn't noisy?

Any help translating this would be appreciated, many thanks.

I think it's basically saying you can't run a brothel or a drug den!? :P

But I don't think it stops you running a normal business...however your lender might restrict that (if you are getting a residential mortgage) - check your mortgage deed.

It means you can run a business from your home as long as it isn't noisy, doesn't give off smelly / noxious odours (noisome), isn't offensive or immoral.

So, no red light bedrooms! Nor butchers or fishmongers, or scrap metal cutting up!!

The other issue you need to bear in mind is the planning issue. The council may be bothered if you have regular customers to the point of nuisance.

What sort of business did you have in mind?

Welcome!:) You can run a business, as long as it is not noisy and doesn't bother your neighbours. So if it's all online you should be fine, if you are accepting deliveries or using power tools you might not be.
