Help: taking house off the market after an offer

    No. And even when you do get someone offering who is in a position to do so, it's a good plan to take your house off the market conditionally: say you will take it off the market for two weeks, during which time they should by then have had their survey done and sorted their mortgage, else you will be at liberty to go back on the market again. This is a good plan because it will focus them on making a real commitment and without delay, helping to filter out the unscrupulous folks who occasionally put offers on more than one property, and string people along. Or simply people who are genuine, but haven't properly done their mortgage homework and then find they cannot get one. And anyway, the longer you let someone procrastinate, the more time they have to spot something else they may just like a tiny bit more?!

  • I would say if they seem very genuine, have a suitable provable mortgage etc, take it off for a few weeks and give them that time to sell.

    I made an offer on an amazing house which was a real fixer-upper, something that never happens round here in my budget, and I asked for a few weeks to sell mine. They messed about without a solid answer either way then decided to turn me down in favour of renting their house out and on the same day I accepted an offer, phoned them up and got told it was no longer available due to tennants. I then had nowhere to go and lost my lovely cash buyer and the guy is now having to rent his house out even though he really wanted to sell it.

    So if they are very serious and it's a good offer near or over asking price - give them a chance! But don't let it drag on if it's just a pipe dream for the buyer and they can't actually move fast enough. 2 weeks is a good amount of time to figure that out :)

    It also depends how quickly you need to move - will waiting a few weeks ruin your chances of getting your next place? If so, obviously just say it is theirs if they find a buyer before you find someone else who is ready to move... :)
