Rented house stinks

Hi We have rented a 4 bed house with 3 bathrooms. Time was so tight. We had to take this one even though it was quite expensive and quite wear and tear. The agency had the carpet cleaned just before we moved in. It was still wet when we moved in. So I didn't notice the toilet leak in the cloakroom. However we found many faults with the house the next day and informed all the problems. The LL sent the maintenance man several times. So the toilet leak was repaired but the carpet around toilet is now all stained and rotten. We haven't used that toilet ever since. But the smell is everywhere. In ensuite bathroom that toilet also leaking. I put a small plastic cup under the leak. It means we can use only one toilet now. It's been about a month. Is there any ways to challenge the rent for this reason?

To make matters worse I am in the process of buying a house. I don't know how LL will find another tennant in this condition. They will readvertise it soon. I don't think anyone with right mind and time will take this property. Unless someone like us turns up. Idiots with very short time to find a house.

I am thinking if I have to pay the full rents and fee as well I am entitled to request reasonable repairs or reduction of the rent? Especially no tennant will be willing to take this house.

As a tennant how to challenge it? There are three bathrooms but only one toilet and one shower can be used(there is a bath but no hot water, don't know why). Or am I in danger of ruining the relationship with LL?

Renting is a nightmare. Hopefully this is the last.

    You are moving into your own home shortly so if the fixed tenancy covers this period until you move then complain in writing to the LL and the LA.
    Point out that the bathroom carpet stinks and the toilet is leaking.
    Ask for this problem to be sorted out asap.
    Chances of getting a reduction in your rent !
    I dont like carpet in bathrooms as they end up covered in WEE
  • You can't just stop paying rent (even part of it) sadly. You have signed a contract.
    What you can and need to do is to put your complaints in writing to the letting agent and the landlord. This has 2 purposes. 1 to get them to do the repairs and 2 to protect yourself in case of a dispute regarding the deposit.
    If you are moving soon you may not be able to get them to do the repairs in time but you should certainly try.
