Flooded Flat

HELP?! We rent a two bedroom flat with a terrace in Manchester for £775 a month-Its brand new and only build two months ago.

We moved in 6 weeks ago and two days ago I came home to find the flat was flooded and was so bad that we had to move out to a hotel that night.

The following morning the builders arrived and told us they would haveit fixed by the end of the week (firday- tomorrow). They moved us into services apartments nearby. There was terrential rain and I had to return late from work to pack my things and get a taxi there myself.

They have called us today to say it wont be fixed until nect Friday now and they cant find a hotel so are moving us to another apartnment- for which we will need to move all our furniture, tv and bedding!

Am i entitled to get a discount on my rent? I feel we should, this is such a big inconvenience

Can anyone advise?

    Welcome! :) Who is 'they' that you have reported this to and is telling you to move? You are entitled to an equivalent property at the same rent. Why are you being moved again and why aren't they offering to move you? Have you checked what is covered by your contents insurance? There may be extra money for moving or storage. Your rent is a separate issue to any expenses you might incur.

  • Hi... sorry, they are the estate agents that we are with.
    We reported it to them and sent builders in and are now moving us out of the replacement apartment they placed us in and moving us to one that is unfurnished and are saying that they need to move all our furniture temporarily out of our original aparntment (that was flooded). This is all a massive incomvenience to me- i am at work and have a busy stressful job! I have already spent two nights moving- one to the hotel and another to the replacement apartment. I am now having to pack and move again late tonight.

    All the while we are paying £775 for this months rent. Surely they should be compensating us?

    To be honest it sounds to me like they are being responsive and pro-active to a difficult situation. They are providing alternative accommodation while your home is being repaired, and while this is clearly not the same as being in your own home, they are doing what they can to resolve the situation.

    I appreciate it's inconvenient, but from a legal point of view I suspect their actions would be deemed appropriate, and therefore you have to keep paying rent for the roof over your head.

    If you like the replacement apartment don't move a third time, stay put. Have you communicated with your landlord about any of this? They are who you are contracted to pay rent to, they are who is legally obliged to supply you with suitable alternative accommodation, not the letting agent.

    The landlord might need to compensate you for your losses, but inconvenience is impossible to put a price on. I'd be inclined instead to insist on concrete things: proper storage for your belongings, accommodation that is worth £775 a month, professionals to move your property for A to B, replacement of any items that are irreparable damaged.
