Why did they not want a survey?

    The cynic's view of both sides of the story would suggest that they may have something to hide, or they think you're bringing in a sucession of people to try and find something wrong with the place, to justify a price drop in the future. When the first survey reveals nothing out of the ordinary, you get someone else in...etc!

    They're probably just a bit ignorant of the process, and a bit fed with a series of people poking around their house - a full structural survey on a 4 bedroom house can take 3+ hours, and the vendor needs to be in and available to show the surveyor around, tell him where stuff is, give access to the loft etc.

    If you're working, this means a day off work to deal with someone poking around your house with a critical eye, and not saying what he's found - silently judging you, some might feel. Ever had your bags searched by customs, then been made to repack them yourself? That's what it's like, for several hours on end....! Now repeat, several times over, and some people may have a slight sense of humour failure! Especially when the buyer then wants to drop the price - hardly a just reward for all the vendor's assistance!

    We had no intention of dropping the price, only of asking them to fix anything they could or of pulling out if there was a major problem (e.g. subsidence).

    I have just spoke the the EA and they said they explained everything in detail. How most people would ask for a full structural on a period property and any future buyer will do the same. EA said they were shocked.

    The owner's response was that they'll think about it but after the way they spoke to my OH last night I don't think the sale will be going ahead!

    Unfortunately, asking them to fix stuff is effectively the same as dropping the price, as they'll still recieve less than they expected after the work has been done, and the property sold.

    This should be where the EA gets involved - they need to educate the vendor as to the process, and smooth over misunderstandings and miscommunications like this.

    On your part, suggest you have little to do with the vendor direct, if indeed you go ahead with the transaction. As to the vendor being "in the trade", sounds like it's the cowboy building trade...

    Right, latest info:

    They have had a change of heart. They will go ahead with the survey on the condition that they will not make any changes or drop the price regardless of what it finds...

    Err, how about no?

    I very politely declined :) back to the house hunt.

    Just mention what they said to the estate agent in case you want to see another property through them again.
    I'm not cynical I'm realistic :p
