Text really is not the best way to communicate this.

    * it is not formal if things get legal - for that you need to write a letter to the address "for the serving of notices"

    * but nor is it really diplomatic and informal - the tone of texts is impossible to interpret so the reader has no idea if you are 'having a go' or being friendly, or what.

So either keep it friendly and informal and speak, or get formal and write.
  • Can you provide the Make/Model of Boiler?

Want to pull up the manual to see where the timer/central heating-water only/pressure guage are located on it.

On the majority of boilers these days, they are hidden behind a panel.
  • There is probably a wireless one you can get which just has a plug in to the inside of the boiler.

I don't understand why people are saying it won't be Gas Safe compliant. There is no legal requirement to have a timer and/or external thermostat.

Thermostatic valves on rads are very common these days, although personally I don't think they are so great. There should be one radiator without a thermostatic rad. I think it is to ensure that when the boiler is on there will be circulation of water so it won't overheat or something like that.

Agree no legal requirement to have a timer/stat etc on existing systems, but they do have to fitted on new installations.

(Just as new consumer units must be modern style to comply, whereas old houses with existing old-fashioned fuse boxes remain perfectly legal.... until changed.)
