    You need to ask your solicitor. Seems that they can charge what they like though.

    It could have been avoided if you'd made it clear from the offset that you wanted your wife included on the deeds. Your solicitor will have assumed it was only you if it was a single mortgage application.

    As for your solicitor not making you aware of the fee, I would argue that they meet the cost as this was not communicated to you sooner, whether they will agree or not is a different matter!

  • I told my solicitor what I want but she kept saying it's not doable until I talked to my lender and basically they said if I want to add my wife into the deed then I have to ask my solicitor to apply this for me since she is also my lender's solicitor. But this is hard for me to find out at first place if my solicitor not telling me the truth.
    But anyway.so this engrossment fee is normal in my case, right?

    I don't know if it's good to change solicitor at this stage. Also I don't really know who to complain to. This solicitor firm was assigned by my lender. Well,I should really complain to them maybe.

    Which lender is this?

    Most lenders will not allow a party on the deeds of ownership, who is not named on the mortgage.

    HSBC and Barclays are the only two I know of who will accept similar arrangements and that involves more people being on the mortgage than there are on the deeds.

  • My lender is HSBC. I think they are ok with adding my wife into title deed without on mortgage since this doesn't make any different to them as my wife still need to sign mortgage deed paper to allow them to have right on the house if I default the repayment. But to add my wife on to the deed just save trouble in the future if anything happen to me. She wouldn't need to go through all the trouble.
