can a landlord help please??


Just quick questions I cannot for the life of me find the answer to...

I moved into a property 24th august 2012. It was a 3 bed house for myautistic son, my daughter. Partner and myself We are on housing benefit at themoment due to my health complications and caring for my son and not sure howlong we may need it for (fingers crossed not much longer) The landlord was awareof this before we moved in but since then they have turned up 2wice withoutnotice and the letting agent once just to ask when my partner was going to “getoff his !!! and get a job". Now every time they ask this I feel reallydown and low as I don’t want to be on benefits but the circumstances at themoment are we need to be. As long as the rents played I don’t see why theyshould feel the need to keep asking or is there a legal side imp missing?? ShouldI keep being harassed like this??

    No you shouldn't - write to both the landlord and the agent asking them to desist and for all further communications to be in writing. If they turn up at the door again don't answer it.

    If the letting agent said that to you, report him to his boss.

    You are entitled to 24 hours notice before any visit by the landlord.

    It is none of their business where you get your money for rent from.

    If they can be rude, there is no reason why you cannot say to them.

    'It really is none of your business' or words to that effect:D;)

    When you say they are turning up without notice, do they have keys and are letting themselves in? You are entitled to change the locks (easiest to just change the barrel).

    Keep the old ones safe though, you will need to put them back when you leave.

  • It sounds awful and much like harrassment to me :(
    I would get the barrel of the locks changed and write a very strong letter to the letting agents and the landlord and point out that you are willing for them to do periodic inspections at a mutually convienient time but that you will not be subject to harrassment and that you will have no hesitation in reporting them to the police if they persist.

    Edit: whilst it is their investment, it is your home while you live in it and pay rent for it and you absolutely should not be subjected to any of this abuse.

  • Thank you to everyones replys. i thought it wouldnt be their buisness but thought i would double check incase i was missing something. I have no worries about them letting themselves in as im always in ( on bedrest ) and use the safety chain on the door.

    As for not getting a back story what do you mean? i have only been here for a month rent came out my bank on 20th this month no problems with that all up to date on everything. i have only met the people on the times they have turned up and always been inviting (inviting them inside, offering tea/coffee.. ect )

    Anyway i got my partner to ring up the lettings as i was getting worried about their intentions. they said it was down to the landlords insurance comeing up for renewal and they needed to know for that.. ( dont get why they need to keep asking tho once would of done).

    I think if Landlord's tenants are on Housing Benefit it pushes the Landlord Insurance up, so that's probably why he was asking if you were still claiming Housing Benefit. Doesn't excuse the rudeness to you though.

    Ring the agent up and explain that your partner is struggling to get off his !!!! and find a job because he is awaiting sentencing for stabbing your last LA.
    Then ask if he wants to come round and chat about it in more detail.

    As long as you are paying the rent and looking after the property, your lifestyle is of absolutely none of your landlord's **** business.
