Home Extension

Hi All

Please can you help!

we have just bought a house that has had planning approved for a two storey side and single storey the other side extension, we cant afford both so we are going for the two storey extension, at the moment it is approximatly 6.75 mtr by 3.75 mtr two storeys,

we will be doing most of the work ourself as i have a lot of contact through my work, we will be doing the heating, windows, electricts, floors, kitchen, bathroom, decs etc etc ourself but we want a builder to do the main building work of the extention and a pitch roof and plastering of walls

going by my measurements about how much do you think we are looking at???

    Given the information you have provided, I would suggest anything between £5000 and £100000
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    So many variables that unlikely anyone could give you any kind of estimate without seeing the job. What's the ground like, what footings are specified, what's the access like for machines and materials or is it hand dig and manually handle the materials and what materials are specified on the plans. I obtain at least three quotes and always check references, the last three extensions we had built at three different houses over the last 5 years varied between £14,000 and £38,000 with the latest one costing the most due to hand dig and restricted access. We also do all the internal fixings, plumbing and electrics ourselves and just obtain quotes for the construction works.

    As a very very rough guesstimate, assuming everything is reasonably straightforward I would allow £25k to £35k for the shell. As others have said you would need detailed drawings and quotes to get an accurate price but the above figure should give you an idea whether it is within your budget.

    If money is tight and you are prepared to project manage the job yourself you will make savings if you employ individual trades to build the shell rather than a single "general builder."

  • thanks for your help so far guys, i have a drawing of the extension that is already planned but do not know how to upload it onto here?

    access is easy so it will not be hand dig it will be machine dig, if i know what and who i need to employ to do the works i can easily hire individual trades rather than one company! i just want to do it as cheaply as possible! my husband and i work full time but we are both willing to put in the time and effort to do as much as we can!

    If you're looking at hiring individual trades you will need someone to supervise the work, as you're in full time employment, leaving individual trades to manage themselves can be a disaster and the job will probably overrun.

    £35000+ to get the shell built and sealed (roof on and all windows in)
