It appears that your sister is on a periodic tenancy, so the notice period is one month. The notice has to be given in writing and has to run from the date of the agreement. So if she moved in on the 15th of the month, she has to give notice on or prior to the 15th of the month to leave on the 14th of the following month.

The agreement should have a notice period on it. If she has not signed up for another fixed term (assuming in July 05 she signed for either 6 months or 1 year) and she is paying monthly, she is a 'period tenant' so should only need to give one months notice.

It's worth your sister speaking to her landlord soonest to declare her plans.

This will give the LL more time to prepare for finding a new tenant; the LL could do a preliminary inspection of the property to highlight areas of concern so that your sister has more time to correct these things. He may, in return, allow the tenancy to end on a day to suit your sister and at less notice than one month.

    :)
