My offer has been accepted horray

I have just had an offer accepted on a flat in West Thamesmead hooray and now need a solicitor (I now realise after reading other post that I should have got that first). It seems like a mindfield out there. Does anyone have any good recommendations or anyone who has been fleeced by them or been really slow? My broker and estate agent both seem to be pushing theirs for commision I suppose. I have a meeting with the broker on thursday and I need to give him the details of the solicitor then.

Thank you for all your help Lizzie

  • It is luck of the draw with solicitors.

Do you know anyone locally you could ask for recommendations?

When we sold, our buyers and us used 2 the EA recommended, both were superb, theirs especially. Obviously this can't translate directly to your area. The sellers of our purchase used their own and they were probably the worst i have dealt with!

Depends how much you trust the EA but try asking friends who may be able to recommend based on experience.

Either way the job will get done, if you get a bad sol. you might need to be on their case a lot more. Just choose a local one!
  • Whilst I understand your skepticism of the solicitors that your broker and the estate agent are pushing as they may end up getting paid something by the solicitor if you use them, it is worth remembering that neither the broker nor the estate agent get paid (unless you are paying an upfront non refundable fee to the broker) if the deal does not go through. So both the broker and the estate agent will only use solicitors who make sure the deal goes through.
  • Agree with jimbo, we used an ea recommended solicitor, because they have a good relationship with that solicitor and know that they get the job done, the commission they get from the solicitor is a lot smaller than the commission they get from selling a house so I tend to think they will always recommend someone good!

    Good luck

I used a solicitor I found online and they were based in a completely different part of the country. They were fine though. You don't have to go local :)

Ask neighbours, friends, work colleagues or relatives for a recommendation.
