    Come to think of it the solicitor is probably scared too.

    And then make sure relative never goes out alone? And get them a big dog?

    It would seem that, unless you and/or your relative, plus some authoritative presence (police/bailiffs/security) take action, your relative may as well roll over, play dead, and kiss goodbye to his or her inheritance.......

    We can make suggestions all we like, but only you know how far the relative is willing or able to go....

    What do you want us to say? You dismiss a new solicitor, dismiss the police, dismiss a security firm, clearly asking nicely is not going to be effective. The only thing left is to hire a hitman, then you will have no fear of reprisals but fear of going to prison for a really really long time.

    We've made a few suggestions. Only you know which big guns the occupiers have, Only you know which big guns you have access to.

    You have to figure out which big gun you have to pack in order to get the bad guys outta Dodge.....

    I don't rate your chances of selling it with violent squatting tenants in residence. How are you going to manage viewings and surveys? You can't knowingly put civilians at risk.

    What type of illegal business is it? How are they functioning, do they have electricity and running water? Is the business all above board in other ways, registered, paying tax and what have you? What about a cockroach infestation or rotting seafood? Smashing a few windows on the first snowy winter's night so it's uninhabitable? Hire it to the Territorial Army for training sessions?

    No it's not. It will cost a considerable amount of money to complete and the relative will still need to get them removed, with all the associated costs. Plus the squatters will still know who's doing it.

    Property developers aren't stupid, they would pay you considerably less than the value of the property less the cost of getting the squatters out.

    Perhaps 5 years ago when banks were throwing money away - these days no chance.

    Nope. If it was that easy to get planning permission for residential development we'd all be millionaires.

    Yes, employ a proper solicitor, it's quite a simple process. Borrow the money if necessary. There really is no other solution.
