One thing is that it is a new build, and several of apartments are already sold, with people having now moved in. Is it a dangerous game to assume that things can't be too bad if other people have already done all this work before in order to buy?
Yes IMO. Leaseholders don't read or consider the convenants, perhaps partly because many are inexperienced first time buyers. May don't have surveys, just the lenders valuation, or even know what an NHBC guarantee is. You are spending hundreds of thousands of pounds, don't assume.
I have no idea whether covenants against subletting without consent apply to lodgers as well as tenants, for example, if such a covenant existed. Service charges often increase exponentially over the first few years after the build because they are set artificially low by the developer to attract buyers.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
