We met with a mortgage advisor a couple months back who told us we could get £X when we came to buying a new property.
With that in mind we sold ours, found one we want to get, got back in touch to finalise the finances only to find he has left and his replacement says the maximum we can get is £13k LESS than the first guy told us :eek:
No way we can afford the house we really want now

I used to be a mortgage advisor many moons ago and I don't know who you are using, whether it's a bank or an independent, but always shop around.
if its an independent it could be that they only recommend lenders where they get a bigger referral fee.;)
Also different Financial institutions have different lending criteria. You might find another is willing to either lend you more or extend the length of the loan period.
