How do I speed up the exchange & completion process?

  • To speed things up on the actual day, try not to get a completion day of Friday. Every time i have moved it seems to be a Friday and i sit there in the car outside the property with the removal men in their van twiddling their thumbs waiting for the monies to all be transferred from one account to another along the chain. This seems to take FOREVER on a Friday and i was told by the removal men last time that its always the same on a Friday. They advised me to move next time on a Tuesday or something like that and thats what i am about to do.
  • As I said above, Solicitors and EA's always like to wrap things up on a Friday. It's madness, i'd want to wrap things up on a thursday if I was a Solicitor so i could get home nice and early on a Friday!

    I always try for Friday exchanges and monday (10 days later) completions.
    Monday completion because if anything goes wrong when you move in you have a full working week to get it sorted, rather than having to call out tradesmen on a weekend.
    Friday exchange because theres less chance of your money sitting in a solicitors bank account over the weekend (if you exchange on a Monday, the solicitors probably had your money since Thursday/Friday!)
