Hip Help Please

Hi All,
Im new here and was wondering if someone could help me.
I have had my house up for sale for the past few years and to date had no success in selling it. It is a new build and at the time of putting it on the market the estate agent - William Brown stated I needed to have a HIP at the cost of £300, with this now being scrapped I am loatheed to have to pay it but if my house sold I would take the hit.
Since it has been 3 years with no sale I have today recieved a letter from William Brown stating that unless I significantly drop the price they would like to terminate our contact as them as Estate agent. This would incur me paying the cost of the Hip.
Im a bit peeved at this seeing William Brown as threatening me to significantly drop the price as I do not want to and would rather wait it out - IS there anything I can do regarding them terminating the contract and forcing me to pay the HIP?

does your contract say anything about termination of the contract?0 -
The legislation over hips changed, which was not your fault, nor the agent's, but the agent performed the service of supplying the HIP so have incurred costs. At the time you took the contract with them, these costs were applicable, so sadly I think you have to pay them. We had the same a few years ago - our HIP was actually completed 2 weeks before the rules changed!
The EPC within the HIP is still valid and required, so make sure you get a copy, or email of this for future reference.
TBH, if you've been with this agent all this time and the place hasn't sold, I would be looking to change agents anyway, to refresh the place and perhaps reach a new market. Reducing the price is part of selling these days - although you don't necessarily have to, if you want a sale, you need to be competitive.
Are you happy to put a Rightmove link on for comments and advice on whether you pricing is correct and other suggestions of how to improve your selling potential? Sometimes helps if fresh and impartial eyes cast a look over the place. Beware though, you may get some pretty blunt comments - hope you have broad shoulders!0 -
