A house here is up for 25% more than 2009, what should I expect/demand?

You are getting to fixated with the previous selling price. As said above, its totally irrelevant.
I bought a repro for £25k less than it was worth and sold for £25k more (the current selling price in the street)
If a buyer had started asking questions as to why i dare ask more than i had paid, they would have soon been out the door!0 -
Thanks for the replies, everyone. Some valid points, and of course ultimately the current value of the house is what matters. But it does help me to get a handle on sensible offers, at least.
I plan to put an offer in, probably 115 or so to start with?

Looks like you must deal with mugs..Who do not ask the right questions or do their homework..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

It's not irrelevant because it is a recent sold price. Three years ago is perhaps pushing it but in my mind just about recent enough to still be pretty relevant.0 -
I wonder if this property is in Medway, Kent. I have just spent a small fortune in changing the floor levels as there were internal steps on the ground and first floor which would not have been ideal in the long term. This change in level is difficult to see after the works have been done but makes living in the property a pleasure.
