There's more renters out there chasing fewer properties, and the better properties can charge a premium.

But the landlords buying so many BTL's has caused less houses to buy which has pushed prices up which has priced more out and caused more rental demand.

There are loads of accidental landlords out there.
Can't sell: negative equity, no buyer (cannot get mortgage), etc.
Some people have moved back to mummy's, so they can rent it out to pay the mortgage.0
