Building Land

Hi all,

Am seriously looking for a plot of land to build a family home upon....trouble is there are sooo many companies out there at the minute who promise the earth for a fee that I dont know where to turn!!!

Anybody on the forum any experience of finding/building there own home

Which company did you subscribe to to find your plot?

    A lot of 'those' companies charge extortionate fees for so called plots that don't stand an earthly of getting planning permission in the near future. They buy a field then divide it into plots and convince potential self builders that even though it's greenbelt you will get PP.
    There's nothing better than the 'Norman Tebbit' method - getting on your bike and looking for land that has potential. With the Land Registry online and things like Google Earth and online maps it's far easier now to find the owners of particular land and approach them with an offer.
    Property auctions often have a few viable self build plots tucked in amongst the 'repo's'.
    Whatever route you go down though, make sure you do lots and lots of 'homework'. Make sure you understand the planning system and strategies in your area. What is likely to get permission and what isn't. Services, easements, rights of way, conservation area's, TPO's, access, these are all things (and many more) that can easily turn a dream into a nightmare. Once you have a good understanding of these things you will be better able to evaluate the genuine plot finding companies from the conmen.

    Anyone thinking of doing this should look at the Local Development Framework issued by the local council, for the area in which the land is situated.

    The LDF is the council's plan for future development. It clearly sets out where development (new property building) will - and will not - be approved. If you identify a piece of land in an area designated as "not for development" it's pretty much certain that you won't get planning permission.

    If you are just embarking on this exercise, then look at the LDF for the area you currently live in to familiarise yourself with the contents and the language.
