We are doing something similar. We are selling our house but will be renting my parents property. They have had various tenants over the last 2 years, none of whom seem to stay in any 1 property longer than the initial lease (6 months), then when they go the house has needed working doing to it. One couple left the place smelling like a gents public loo! The carpets were cleaned out of their deposit (was let through letting agency) but its just the hassle. The last chap that moved out hadnt told anyone all the wall paper in the hall had come loose and looked terrible.
Once we sell we shall move in, no letting agency involved therefore we will get reduce rent, parents get tenants they know will look after place like it was their own. We will do tenancy agreement so all above board.
This then frees us to decide what we want to do. Not quiet at 40 yet but if DH wants to change his job and relocate we can do so realitivly easily. We will have spare cash available so feel the world is our oyster, so to speak.0
