Roofing quotation, pointing plus a few missing tiles

I need to get my roof repointed, its a detached house and the area is around 12m long. There are also a couple of broken tiles. There is also a leak in the velux window (which had been put in before we purchased the house).

I have [so far] had 3 quotes in, one at £300 total. one at £450 ex vat. and finally one at £1450.00 ex vat (£1740!!) :eek:. As you can imagine, I am amazed at the vast difference between all 3 quotes.

The final company (£1450) has mentioned that the velux is badly fitted and as such they will need to refit the fascia kit. They have also mentioned using a "5.1.1 sand cement and lime fix" for the repointing. I have no idea if this is buzz word bingo :(

Can anyone advise which company is closer to the right number? I am looking to get another one in to see if they are closer to the upper or lower :mad:

  • I think the 1:1:5 mix (normally lime, OPC and sand) must be plutonium, gold and diamind dust for £1700.

    Are you in Kensington, or 500 miles from their base.

    £650 all in.

    (350 will be a shoddy job).


    Velux will almost certainly be the top shelf corrugated edging that has split. They willnot be able to tell if its fitted wrong without removing the tiles around it.
  • you really need to find out what you are getting for your money, i presume we are talking about ridge or hip tiles here ?, as i haven't seen what is needed here's a guess, £300 means i'm gonna get on your roof & smear a thin layer of muck (sand & cement morter) over the existing to make it look pretty, use my mastic gun to seal whatever i think is leaking around your velux & don't bother calling me back in 6 months when it all starts falling off, £1450 means i'm going to get on your roof remove any loose tiles & existing muck & bed them down properly, remove whatever i need to around your velux & repair or replace your flashing kit, i could be totally wrong with both these & it may just be down to the size of the company & their overheads, so unless you watch what they are doing when they do it you won't know if it has been done properly or not until it's too late & you have paid the bill. you need a written quote of exactly what they are going to do.
