Buying house without planning permission?

Right so ive found a repossession property i have feel in love with. However it has a 4th bedroom on stilts which has not had planning permission to be put up.
Estate agent mortgage adviser recons i will have to get a mortgage then it will be down to the valuer whether or not it is old enough to not need planning permission or building regs as it has neither.
Then will need separate insurance to cover it, unless i get the council to come out and check the extension so i can get building regs for it.
Main advice i need is what do i do, just go ahead and hope mortgage valuer says its ok. Then if i got the keys and it was mine would i need to get building regs. It is estimated its over 10 years old but bank has no details of the age of it.

It's up to the council whether it needs planning permission and they can also condemn something that is dangerous. Why is your main concern the valuation and not if the room is safe? Dpending on the construction they may have to take floorboards up and plasterboard off to do buildings regs.
Offer a price based on that room not existing, or existing but needing to be torn down at your expense. Have a full structural survey/ engineers report or whatever the surveyor recommends. Hope most definitely should not come into the equation.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
Because the house as a whole needs "doing up" so yes, i would be checking the room and making it safe ect. But i am just asking what my next steps should be, as well as baring in mind that as a repossession i can get outbid at any time. Meaning i don't really want to spend loads and loads on surveys ect to end up not winning the house anyway.0

That is the nature of repossessions, which you should know given your previous threads. If you don't want to waste money on surveys buy a new build repossession still under NHBC guarantee or a house from the owner-occupier. It's a very dangerous road to see surveys as wasted money when they are investments, they can save you thousands or tens of thousands in buying a moneypit. Don't let your heart rule your head.

Do you have any idea how much they cost? i know its abit like how long is a peice of string but a estimate would be great......0
