I have been insured with a banking Home insurance for 12+ years.

from Sep - Sep renewual,

There has been some movement in the property, a structural property report was done in July, and sent to them.

They wrote a letter asking for me to renew it, by me phoning them.

but can they say "as you have movement, (since last months report) we dont want to insure you this renewal period" ?

and pull out of our policy?

(as the Tick box to "has your house been subject to movement" will now be a YES ?)

as insurers like to get out of things?

what is the worse case scenario?

  • Did you actually claim for the subsidence or just get a report and not act on the issues raised?

Just got the report, sent the report it, to them, with No mention of making a claim,

so we didn't make a claim...but the report is in their hands..

I guess they look at it you are now a very high risk of claiming.

Structural movement may have them thinking your house will fall down any minute and they will have to pay to rebuild it.

Old house or newer one? How bad was the movement?

    Old hous

Cracks were medium size, trees reported near by (so roots can be a cause)

    they are Not hairline cracks,

so any thing i SHOULD DO/ or SAY to them, which can cause them to pull out of the new policy? on renewual ?

and the main thing is- Can this make them pull out? (as they know the property is of high risk?)

as renewal date is soon? - or as it is an automatic renewual, they have to re-new it?

No they dont have to accept your business.

They could accept it and apply terms so they dont payout on the current issue.

Not eactly the same but its a bit like buying a damaged car and then claiming on your car insurance for repair.

Closer match i guess building a house next to a river that overflows 2ft every year. They can refuse cover for flood damage etc.

so what would you advise., so they don't pull out???

call them to make a claim, before the RENEWAL date, so that it is logged in ?

Making a claim will confirm their suspicions that your a high risk.

Getting insurance after a claim maybe even harder.

    Have you contacted other companies?

Have they actually said they wont cover you? Or said you need to sdo something about the trees?

    Spoken to them at all?
