Auction results for repossessions

I thought it might help people to get an idea of how auction results compare with guide prices, so I'll start the ball rolling with this flat near where I used to work.
The auction guide price was £210,000, and it sold for £271,000. http://www.eigroup.co.uk/auctioneer-templates/LotDetails.aspx?LotID=661808&a=5&c=brn
There's a near-identical flat on the market in the same block at £355,000 http://www.rightmove.co.uk/property-for-sale/property-35762761.html That price seems a bit on the high side, IMHO.
