    S/D threshold kicks in at £250,001; the OP's flat is just the right side of the limit.

    OP, you're doing the right thing. You've offered what you think it is worth, if the flat is meant to be then the other transaction will fall through and they'll come back to you. Maybe it's fate and another flat just round the corner will come on next week?!?!

    Yes, I now realise I am doing the right thing. I have emailed to reiterate my original offer, conditional on lease being extended or willing to negotiate a lower price to factor in extending the lease myself. Have advised the offer is on the table for the foreseeable future and pointed out my position of being a FTB with a strong deposit behind me.

    Bear in mind that the Freeholder is not obliged to negotiate with you or grant an extension until you have owned for two years. Hence probably much better for the vendor to get it done.
  • Yes, I agree, just sit tight and pat yourself on the back for having done the relevant homework on lease extensions. (not all mortgage lendors are that funny about short leases, mine didn't mind about a 60 year lease, but obviously I did given the potential cost of extending it so got it sorted first!) So other buyer (if they exist) could sort it all out then realise they need to spend 10s of thousands on the extension.

    Thats not too bad then, I knew it had changed since last time I bought a house but didn't know to what extent. Actually, thinking about it, it changed about a week after I bought one. I was somewhat upset after I had paid a few grand SD!
