I don't think its generally a good idea being right next to an electric substation - there are possible health concerns with continous presence in the near vicinty (so I've heard).

Across the road would be ok or if its say at least 5m+ away from your boundary wall, just to be on the safe side.

I'm purchasing a property but the substation is diagonally opposite (on the other side of the road - although there is a house right next to it).

Hopefully, someone will be able to provide you with more information.

    Hi thegame7

I recently bought a property with a secondary electrical substation at the end of the garden. It was quite a concern of ours but we really liked the house and as the substation was at the end of the 70ft garden behind the detatched garage and greenhouse we decided to buy. We did however have the electricity company out to measure the electromagnetic field. They sent a surveyor out and did a few measurements . The measurement proved to be very low and much lower than the reccomended limits and none near the house. Interestingly enough as it's a corner property the cable that goes down the street actually gives off a stonger emf. But because you can't see it you don't worry about it! The emf was higher at the front of my property that it was up against the fence at the back next to the substation. When you start researching this issue you find alot of conflicting information- some of it seems quite wacky. You are exposed to emf every day and your house has many high emf items in it including your pc! It really comes down to wether you can forget about it when you move in.

It`s probably a sub station. i wouldn`t worry about that but I wouldn`t want to buy a house with a pylon nearby. You can usually hear them humming. i know that there is supposed to be no EMF from them but I still wouldnt want to live near one.

How did you arrange this with the electricity company & did it cost anything? Is it worth having these tests performed on the house I'm buying although the substation is diagonally opposite on the other side of the road?

Good thing about it - you at least already 'know' your neighbor!! They're not a bunch of no good, nasty, noisey (other than a hum) rowdy lot!!

However, the nagging in the back of lots peoples minds, is the fact that it is 'there'. The comments about pylons, isn't proven right or wriong, but certainly puts plenty people off, as this equipment would too!

But, I'd guess all this is taken into account, in the house price, too - so you might just be winning, in that respect!!
