Land Searches started, how long after till completion?

Had a letter from my solicitor.
They're starting searches on a property i'm buying.
They say it will take 2-3weeks for them to be completed.
Assuming the searches bring up no problems,
How long after the searches are contracts exchanged?
There are no mortgages to be applied for.

There are plenty of other factors that influence the time it takes for the legalities to be completed. Is there a mortgage involved, and if so, have you had the surveyor's report and are the underwriters happy? Are you a first time buyer and is there a chain involved?
In my experience, 6 weeks from offer to exchange is good going while the longest transaction I've been involved in has taken 9 months (thanks to the vendor ignoring planning regulations).

Ask your conveyancer this question! It can take days to months after searches to exchange depending how efficient both sides are, and if there are any complicating factors with the contracts or property itself. I wasted a year buying this place, the other side's solicitor lost the deeds and lied about it!Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

No surveys
no mortgage
Chain is my cash buyer of my house but the property i'm buying has no chain.
the building itself is the same as when it was built in the 1950s, No alterations have been made structurally.0 -
