Maybe the realisation that HPI is not coming back any time soon, and that if you want to sell you need to drop the price a little more ?

I think that might be what you pray for at bedtime rather than something that can be reasonably deduced from asking prices predictably falling every summer.

Can you think of anything else that happened this summer that made people less interested in buying houses? I'll give you a clue - it rhymes with; oh actually I don't think it rhymes with anything.

Was it something to do with picnics? Was everybody too busy going on picnics to buy houses?

    Hmmm, don't know about picnics.

I do recall there was a burning ring of fire in there at some point.

Although, that may have just be the aftermath of a particularly hot curry.

Sure does - the same trend that Rightmove follows every summer.

    2012 - Rightmove down 4.5% over summer

    2011 - Rightmove down 3.0% over summer

    2010 - Rightmove down 3.4% over summer

    2009 - Rightmove down 1.6% over summer

    2008 - Rightmove down 3.3% over summer

I'm struggling to get excited about this data myself. Oh, hang on, this summer's falls are MASSIVE compared to last summer - TIMBER!!!!

I wonder if anything in particular happened this summer that might help to explain this?:)

Can't disagree, but bizzare how this is never mentioned when prices rise, under the same pattern, year by year!

It is usually mentioned isn't it? Unless you are suggesting the "spring bounce" has never been discussed on this board?

.. but Graham probably thinks this is something to do with the lambs. Woolly minds - woolly thoughts.

Well it took me 10 minutes to dig out the data and then a few minutes to calculate the summer falls where Rightmove hadn't provided them.

Not quite sure why no-one does the same when asking prices rise. I think people prefer to just call Hamish a tool or desparate rather than take the time to debate with data. Couple of good examples of this today.

Rightmove indexing hasn't much value either way unless used in conjunction with other data. It might be more useful over the long term but then if someone's interested in the long term they may as well look at Land Reg.

TBH I don't think even Hamish quotes non-seasonally adjusted house price indicies in spring when they are rising.

    Oh, I do.

But only to refute the previous few months of pointless bear winter celebrations. ;)

It's become sort of a seasonal ritual now.

Graham's gang will cheer and clap at the normal winter dip, then try to talk down the spring bounce.

Hamish's henchmen will cheer and clap at the normal spring bounce, and try to talk down the winter dip.

It's what people with no life do on the internet.

    Apparently. :)
