Utility room building regs q

I had an extension with a utility room built 3 years ago. We never got a building control completion certificate because a few things were left outstanding as we ran out of money! We are now thinking of selling so need to get sorted.
Can you tell me whether I need a fan in the utility room? It has an opening window. If so, does it need to have a remote switch or can I get away without putting in new wiring? Does it need to be connected to a timer so it can run on after being switched off (if you see what I mean!)

I'd give your building consultancy a quick ring, they are usualy pretty helpful0

Mechanical extract fans
Any new kitchen, utility room, bath/shower room or WC with no openable window should be provided with a mechanical extract fan to reduce condensation and remove smells. The necessary performance of these extract fans is normally measured in litres per second (l/s) as follows:- Kitchen - 30l/s if placed over the hob and 60lt/s if place elsewhere.
- Utility room - 30l/s
- Bath/shower - 15l/s with a 15 minute overrun (after the light is switched out) if there is no openable window.
- WC - 6l/s with overrun.

altho i'm pretty sure if 4 years has passed since the work was done, it doesn't need building regs anymore
so that'd just meaning waiting a year0
