I don't see why a mortgage adviser would need to know about house defects, when they have no surveying qualifications! Each to their own. You leave professional advice to the professional required - solicitor, estate agent, surveyor, mortgage adviser.

I think it has something to do with having an understanding of the whole house buying process. Knowing what the common major defects are that might cause a lender to have a retainer on the mortgage I think is very important for a mortgage advisor to know. You weren't asked on the exam how to treat dryrot or expected to to have any in depth knowledge about it.0 -
yeh i think part 1 is tougher than module 2, it's filled with a lot of junk you dn't really need to know.

Hi All, I have my Cemap 3 on Friday passed 2 last week and have 1 for a while. Cemap 2 is definetly easier and not as boring. Would anybody have any exam papers they could email to me would be great help have used all of mine. Good Luck to all with forthcoming exams. Thanks0
