  • Have you checked with your mortgage company re: BTL and your insurers re: DSS tenants. Many do not like DSS tenants, and will not insure you.

    Also have you checked that your flat lease allows renting to DSS?

    Yes the lease allows renting to DSS

    The property is mortgage free so there is no ban involved.

    This woman cannot afford a deposit and the letting agent advised on a paper bond deposit, is it a good idea? Does it take long to get it?
  • I don't know if they can pay the first month rent, I would hope so even if I am starting to have my doubts

    She said she is paying £525 on another flat, so she knows she will carry on getting £525. The letting agent suggested to keep them in for 6 months at £525 and then put the rent up at £550 ( will they be ale to afford it, who knows?!)
  • Unfortunately there is no garantor.

    This girl is quite sweet, she kept on saying to us "we shall not let you down". To be honest I am feeling guilty to turn her down now, after two weeks we said yes, because she has been given notice from her other flat and she has to move out by the end of september but at the same time I would like to maximise our income especially now we have to redo the bath
  • the letting agent said the would waive the tenant finding fee as they did not find any tenant ( how very generous of them!)

    No deposit and no guarantor? Neither set of parents, no other relative nor family friend trusts them? How do you know they have been given notice and what for, did you take up references? What are you going to do if he doesn't pay and you have to evict through the courts? You can get a CCJ if you know the new residential address but you can't get money where there is none.

  • Walk away now, no deposit and no guarantor and no job - bad idea! Have you checked your LL's insurance, many will not cover DSS.

    Totally agree with this! Having been bitten by this as a LL a few years back, you have to learn to be sceptical of taking someones word such as "I promise I wont let you down". When push comes to shove, people do let you down and dont care a hoot about you ot what problems you might have.

    For example, we took a disabled lady (in wheelchair) on for our one bed flat. My father was v seriously ill in hospital and for the first time, we didnt meet our prospective tenant beforehand - just dealt through a letting agent. After two weeks (and after my Dad has passed away) we went to meet her. She had moved two Husky dogs in with her, had an awful guy living there and wouldnt let us in! We immediately took a Section 21 out against her and could nothing but wait until the 6 months of her AST was up. Just before that date, we were informed that she had vacated the property suddenly.

    When we visited, the flat was absolutely ruined. She had been sleeping on the lounge floor, the dogs had used the bedroom floor as their toilet and the floor was covered in mouldy excrement! Whats more, they had chewed all the bathroom and kitchen fittings. We tried to contact the letting agent, only to find that she had gone bust and had a nervous breakdown!!! Needless to say, we almost did too as we had to completly gut the flat and put a new kitchen and bathroom in:mad::eek:

    Since then, we have taken every precaution possible to ensure that we vet prospective tenants.

    So as you can see, if you dont then you may well get your fingers burnt and your pocket empted! Best of luck!

    1,if you did not specify no pets ... then nothing wrong with her moving dogs in
    2. her personal life,and the guy she dates is none of your business

    3. she isnt obliged to let you in unless it is for emeregency works or you have given 24 hours notice and call at a time both reasonable and in agreement with her
