Landlord inspection

Received an email from LL on Monday night saying that he should 'come and have a look at the flat' and to let him know when is convenient.

I responded when I saw the message late on Tuesday saying that the only time we were free was tomorrow (Sunday) morning as we had stuff on after work all week, otherwise it would be when we were back from holiday in 2 weeks.

I didn't receive a response so emailed again this morning asking him if he was coming (the mobile number we have for him doesn't seem to work any more). We haven't had a response yet.

Am I right to be annoyed by this, and if he does turn up tomorrow would I be within my rights to deny him entry since he hasn't actually notified us that he is coming?

    If you want the relations with your landlord to deteriorate, go right ahead.

    Who knows what his plan is. Perhaps he assumed from your email that he could come tomorrow without needing to confirm. As he has not confirmed, just go about you business and if you are out that is just tough. But if you refuse him access, he might feel a bit peeved

    Who knows what his plan is. Perhaps he assumed from your email that he could come tomorrow without needing to confirm. As he has not confirmed, just go about you business and if you are out that is just tough. But if you refuse him access, he might feel a bit peeved

    Wasn't planning to refuse him access if we were in (primarily because we have done so much work today to clean everything).

    When I said we were available tomorrow it is only because we are going to turn up late for something to accommodate him. I'd rather just go to that instead safe in the knowledge that we weren't legally in the wrong.

    Tbh I can't see him doing anything about it anyway, he doesn't seem to give 2 hoots, and I've never met him in the year and a half I've lived here. He also told me on the phone that there's no chance of us being evicted as long as we pay rent on time.

    He may feel differently if he makes a special trip on the assumption that you are going to be there as you suggested it was suitable, only to find you have gone out and wasted his time! ;)
  • I would assume he was not coming. If he did not reply to confirm Sunday then I would assume he would make an appointment when I returned from my holiday.
  • I would also requst his new number to whilst your at it to prevent this in the future
  • I would relax a little. He may be disorganised but if he is asking when is convenient he is no monster landlord.

    You have no idea why he hasn't confirmed. Most likely he is just lazy, but there could be valid personal reasons.

    The wording of your email matters; if you said 'let me know' or a similar RSVP that is very different to 'tomorrow is great', which doesn't imply confirmation.

    Also, your timescales seem very urgent. Why not give a couple of slots over coming weeks, instead of worrying so much about the next few days?

    You sound as if you may be MY tenant, I sent an email 2 weeks ago and then agreed a visit for today by my son by phone. My son lost his mobile while on holiday so any calls would not be answered.

    I would at least be around for the visit even if you have heard nothing yet, you did arrange it.

    I was worried that he would think we were avoiding him - literally the only day we could do from last Tuesday to next Thursday was this morning. We are then going on holiday on Friday so unless it was today it was going to be a month.

    He hasn't turned up yet (I said 11am on the email) and we are now getting ready to go out.

    In which case if he has not responded, you are free to go out and for him, it has to be just one of those things. But if he turns up, welcome him with a smile - for you it is just one of those things. Whatever you do, don't get on a high horse and send him away for not having confirmed, else you will be putting relations on the wrong foot.

  • If you are going somewhere local, why not just stick a note on the flat door advising of the fact and asking him to call you and then maybe you could go back for the inspection? Obviously all dependent on how happy you are notifying your neighbours you are out for X period and how close you would be and how inconvenient it would be? Do you actually want to be present?
