    I totally agree. Even if you have the cash sitting in a deposit account (i.e. the most liquid), that is not to say you will actually use the money for the purchase. My feeling is this is the most pure form of definition of a cash buyer, but it can be so twisted.

    She decided to call the EA and confirm that she is indeed a cash buyer and to advise the vendor accordingly. The EA said he would be in touch should he require more information.

  • To me, 'cash' means that no mortgage/formal loan of any kind is involved.

    I'm just old fashioned though :rotfl:

    where I work, a cash buyer is just that.

    In order to qualify as a cah buyer, we need a letter on headed paper from an accountant or similar to show the cash is there in liquid form. Eg, I had a letter, saying Mrs X has cash to the valuer on 246k in share options. It wqill take me X days to liquiidate this cash. I therefore recommend X days between exchange & completion for me to liquidate said funds & transfer tro vendors solicitor. this is sighed & on headed paper.

    This is followed with a call to the accoutant to verify truth. for records.

    I was selling my flat to someone who lied & said they were cash & the EA didnt verify. I was utterly furious for 2 months. I was ready to pull out after hes paid for everything just to pi55 him off for being a liar and that I didnt is a big regret. I practically threw the keys off him, didnt clean very well and was pretty unpleasant when I met him to had the keys over.

    Yep and that is exactly what it means to anyone who is honest!.

    Ah not old fashioned, just decent in my opinion, not a very common feature in buying and selling property believe me.

    The thing I find really interesting is that there has been quite a lot of encouragement on the thread for the OP friend to lie.....If the boot were on the other foot and they were being lied to, I bet most of those posts would alter to advise your friend to pull out!!!

    Or just imagine if the EA told a similar white lie....God forbid!

    I agree wholeheartedly, I'd be furious if anyone lied to me. As far as I'm concerned, it's not a little white lie if it's on this sort of scale.

    Everyone's told little white lies at one time or another - I class that type of lie as being about who ate the last chocolate or something minor - I feel guilty about even that type of lie so I'm just too honest for my own good now!

    people are going over the top. at the end of the day it matters not one jot whether it is cash or coffee beans as long as the sale goes through in the quickest time possible.
